Foreclosures & trustee sales
Pre-foreclosure through auction, with the title and occupancy homework done before you commit.
I specialize in finding undervalued, distressed, foreclosure, REO, fixer-upper and value-add properties throughout Northern Nevada.
I don't just open doors. I analyze the deal.

Most agents send you whatever the portal sends them. I run every serious candidate through the same analysis I'd use on my own money — and sometimes the answer is walk away.
Recent nearby sales in similar condition — not the list price, not the portal estimate.
What's cosmetic, what's structural, and what quietly eats your equity.
Reductions, failed escrows and stale listings show where sellers are ready to move.
On distressed property, the problems that matter most aren't visible from the curb.
Price, credits, terms, timing — the offer gets built around what this seller actually needs.
I'm not afraid of crawl spaces, and I have a roster of contractors and inspectors I can call at a moment's notice.
Foreclosure inventory rises and falls. Finding value never goes out of season — so I watch every channel where it shows up.
Pre-foreclosure through auction, with the title and occupancy homework done before you commit.
Institutional sellers, addenda and as-is terms — negotiated by someone who's worked them for years.
Slow, paperwork-heavy, and often overlooked by buyers without the patience — that's the opportunity.
Dated homes with bad photos and good bones — scoped with a developer's eye for real renovation cost.
60+ days on market, repeated price cuts, fallen escrows — the places sellers start to blink.
Rentals, land, manufactured homes and small projects — underwritten on numbers, not vibes.
Budget, financing, how much work you'll take on, and what "a deal" means for your goals.
MLS, price reductions, stale listings, distressed channels and off-market leads where they exist.
Comps, repairs, history and risks on one page — with a straight pursue-or-pass call.
An offer structured around leverage, then inspections, credits and escrow managed to the finish.
I've spent more than 15 years finding value in real estate, long before "deal hunting" became part of my brand. At 20, I was at the courthouse steps researching properties and buying distressed homes at foreclosure auctions for investors. That's where I learned to evaluate a property quickly, understand risk, and recognize the value other buyers overlook.
From there I managed residential acquisitions for institutional investors throughout Northern California and Northern Nevada, including more than $200 million in foreclosure acquisitions. As an Area Manager with Wedgewood Homes, I oversaw the acquisition, renovation, repositioning and resale of more than 300 residential investments.
My work then expanded into development, new construction, land and manufactured housing. As a development executive with Formation Homes, I worked on attainable and entry-level housing from feasibility and underwriting through permitting, construction, financing and sale. That included helping secure a $2.5 million Nevada Attainable Housing Account award for 54 new for-sale homes in Northern Nevada. Today I'm a licensed Realtor in Nevada and California and the owner of Homestead Dwellings, a licensed Nevada manufactured home dealership and residential development company.
My specialty is the same as it was on the courthouse steps: finding the deal. I don't just help you find a house. I help you understand what you're buying, what it could become, where the risks are, and where the opportunity is.
I cover six Northern Nevada counties, from Incline Village to Fallon and Topaz Lake to Stead.
I'm headquartered in Reno and cover roughly a 90-mile radius of the Biggest Little City, across Washoe, Carson City, Douglas, Storey, Lyon and Churchill counties. See the full list of towns in Where I work.
Yes. Bank-owned (REO) homes and short sales are listed and bought through agents like any other sale. Trustee-sale auctions work differently — typically cash, as-is, with limited ability to inspect — so research on title, liens and occupancy happens before the auction, not after.
No. A low price can hide deferred maintenance, liens or a repair bill that erases the discount. That's why every serious candidate gets a deal sheet — and why I'll tell you when to walk away.
A short sale is the owner selling for less than they owe, with lender approval. An REO is a property the lender already took back and is selling. An auction (trustee sale) is the foreclosure sale itself. Each has different timelines, risks and negotiating room.
I watch price history, days on market, fallen escrows, poorly marketed listings and distressed channels — then compare each against real comps. The best opportunities usually look unremarkable at first glance.
Both. Owner-occupants who want equity on day one and investors looking for rentals, flips, land or manufactured-home opportunities across all six Northern Nevada counties I cover.
We'll agree on it in writing before we tour. In many transactions part or all of it is negotiated from the seller — we'll talk through your options up front so there are no surprises.
Send me your criteria and I'll tell you honestly what's realistic in today's Northern Nevada market, and how I'd go find it.
